Chris Luyt (Director: Sales and Marketing) BA Hon MBA CM(SA) Chris has extensive experience in marketing-, client services-, risk-, quality-, as well as information and project management. He has served as Chief Marketing Officer for a variety of established companies and he is a member of a very exclusive group of chartered marketers in South Africa. Deon Wolfaardt (Non-executive Director: Finance) B.Com Hon H Dip Tax Deon has been responsible for business development and corporate asset based finance at Nedbank and the University of Pretoria. He was a financial consultant for high net worth individuals at Rand Merchant Bank before heading a Forex trading training company in Sydney, Australia.
Johann Grosskopf (Non-executive Director: Legal and Licencing) BCom LLM (UP) Johann articled specializing in the drafting of commercial agreements, specifically intellectual property rights, sales of businesses and franchise agreements. In 2007 Johann opened his own practice, Grosskopf Attorneys. He also manages a legal call centre providing legal assistance to 60 000 policyholders.

Does Max Vest only offer fractional ownership of holiday homes?
[JP] No. MaxVest is the only provider with products in various asset classes and geographical areas. These include commercial property, residential property, equities on the New York Stock Exchange and even venture capital opportunities.

Which of your current products is generating the most interest?
[JP] Our fractional ownership products in South Africa and the commercial property in Dubai is very popular. Dubai commercial has always and will remain a very good investment over the medium to long term.
What does ifractionalize offer a person that intends fractionalising an asset?
[JP] ifractionalize is a consultation service which assists clients to “fractionalize” their assets. Very often this entails creating a fractional ownership product built around a residential property in a popular or exotic destination. The same consultation service is used to fractionalize other assets ranging from airplanes to venture capital required for start-up companies.

How do you find the market currently – is investor confidence building again?
[JP] Market sentiment is definitely changing and improved over the 1st and 2nd quarter of 2009. There will probably not be a gold rush for the next 12 to 18 months, but there is none the less a significant improvement anticipated in 2010 – least of which the opportunity we have with the world cup coming to South Africa.
What major changes do you foresee for the shared vacation ownership industry over the next 6 to 12 months?
[JP] The financial crisis we experienced over the last 12-24 months has forced everyone to review the value proposition in what they own. A significant number of people have come to realize shared ownership, especially on luxury items such as holiday destinations makes perfect sense. The fractional market will continue to grow – the real question is how fast.

Case Study
MaxVest worked with Jennifer Harding from a real estate agency in the Knysna area on a number of properties. Jennifer and her team quickly grasped the fractionalization concept and realized value this can add to her clients – both sellers and buyers. Not only is fractionalization an excellent method for selling properties, but also offers the estate agency a chance to introduce another value added service to their clients.
One of the properties we worked on was a beautiful estate overlooking the lagoon; an eight bedroom house consisting of four “separate” units. It was clearly a difficult sell due to the size of the house and current market conditions – but perfect for fractionalization.
After introducing MaxVest to the seller, MaxVest representatives, through a process known as ifractionalize, created a shared ownership product for each of the units. The fractional model included the up-front procurement costs for the property and furniture, as well as ongoing operational costs.
The result was a fractional ownership investment with prices ranging from $6,200 (R49,600) to $21,300 (R170,400) per two week fraction. We were able to structure the product in such a way that there is only a nominal levy. The investment also includes a “bonus” week at any of our international destinations.
How does this benefit the local estate agency?
In the current market finding willing buyers who will qualify for a bond is not easy. This is even more prevalent in the case of “second” or holiday properties. Fractionalization creates “shared ownership” opportunities. As we all know there are always more “people with less money”, and, when there is uncertainty in the market, people will rather commit a smaller amount of money for the same experience – i.e. instead of buying the property outright and then only using the property for two weeks a year, they prefer to only pay for the time they are actually going to use.
Fractionalization enables multiple people to own the property. From the estate agents’ point of view it presents an additional mechanism to sell the property.
Fractionalization is a growing trend, not only in South Africa, but certainly international. More and more buyers will be asking about it, and in time more sellers will request this service as an alternative to traditional selling.
