Investment Properties
The development and post construction management of a growing number of luxury resort properties across Southern Africa in which private investors can benefit through various forms of apartment ownership. These include San Martinho Beach Club in Bilene, Mozambique and The Kingdom which is a luxury eco development near Sun City.
Vacation Ownership
The provision of global accommodation and the implementation of innovative concepts within the vacation ownership sector through one of Africa's largest vacation clubs. The most prominent of these is The Holiday Club which was launched in 1993. Initially established in South Africa, the Club soon expanded into Botswana, Zambia and Zimbabwe. The company provides a flexible Points System, which means that members are no longer restricted to one destination for their family holidays but have a tremendous variety of choices in Southern Africa and overseas.
Leisure Services
The provision of value-added benefits to members of the Group's vacation ownership and investor clubs. This includes an accommodation rental company as well as Body Bliss day spa, which is a health spa chain introduced at a number of the Group’s properties.
Residential Properties
The development of upmarket residential properties at the prime vacation destinations along South Africa's Kwazulu-Natal South Coast.
Commercial Properties
The development of high-end office, manufacturing and warehousing facilities located in South Africa's key commercial centres. Since 2002, a commercial portfolio with an approximate market value of R500 million has already been achieved.


A Success Story
From humble beginnings
Bram and John Beekman opened a paint contracting business called Beekman Group Painters in 1970. This expanded rapidly to become one the larger contracting companies in Johannesburg with a staff compliment of approximately 80 people. The company was sold in 1980.
Becoming a major developer in the vacation ownership industry
Bram and John moved to Durban in 1980 where they diversified and entered the vacation ownership industry. Their first development situated at Banana Beach on the KZN South Coast was affiliated to RCI (UK) and paved the way for them to enter the local leisure industry. It also set the scene for the official launch of the Beekman Group in 1981, a respected developer and marketing pioneer of the vacation ownership industry. This was followed by the development of a further six conventional vacation ownership resorts under the Suntide brand, ending with Suntide Lodge at Qunu Falls.
By revolutionising the concept of vacation ownership
Launched in 1994, The Holiday Club was established in South Africa and expanded into Botswana and Zimbabwe. The company introduced a flexible Points System, which meant that members were no longer restricted to one destination for their family holidays but have a tremendous variety of choices in Southern Africa and overseas. Membership is around 90 000 and is growing by some 18 000 a year.
Expanding an already strong property portfolio
The Club, the largest in South Africa has acquired investments in resorts throughout Southern Africa and has developed its own quality resorts in the most popular holiday areas of the region. Currently valued at around R660 million, these investments are administered by the Beekman Group and are held by The Leisure Property Trust. In addition, the Trust also owns stock in many resorts giving Club Members access to about 190 resorts in Southern Africa. The Holiday Club accounts for 40% of the total leisure industry’s sales within South Africa. The Holiday Club has expanded into both Australia and New Zealand and is actively investigating other potential markets.
Diversifying the property portfolio
Having gained invaluable experience in developing properties targeted at the leisure market, it was only natural that the Beekman Group would expand into property developments within the commercial and residential sectors. Several completed commercial properties enjoy having blue chip clients as tenants, whilst a large number of South Africans own upmarket holiday apartments at our developments. There are exciting new property development projects currently being undertaken.

When was the Beekman Group first founded?
[NB] Beekman Brothers was started in 1971, when brothers Bram and John opened a painting and decorating business, this then graduated to property ownership and management, progressing to the development of resort property. The establishment of commercial and residential divisions followed thereafter.
How has the organisation grown since then – are you still a family business?
[NB] Beekman Group is still definitely a family business, now in its second generation, this business has grown phenomenally since the early days. Today Beekman Group have over 50 property, resort and management companies. Its flagship company, The Holiday Club is Africa’s top performing vacation ownership company boasting over 100 000 member families, a figure that is growing monthly.
Besides vacation ownership resorts, what other property portfolios are Beekman Group involved in?
[NB] Well, besides our resorts and impressive commercial portfolio we have recently launched our Beekman Managed Portfolio (BMP) which encompasses all our New Development Lifestyle properties with various investment opportunities such as Fractional Ownership, Full Ownership and a professionally managed Rental Pool.
What does BMP mean to me as an Investor?
[NB] The BMP product has been designed to offer Investors the opportunity to create wealth and income from Lifestyle Investments in property. Where for example if you had been in a position to own a stand alone second home (holiday home) you would need to pay all the maintenance and upkeep whereas for a lessor or similar investment in BMP you would get the benefit of a well run Rental Pool, Income and all the Lifestyle benefits that form part of the BMP package without the hassle of looking after your own house. As a BMP owner you will also be offered all the new properties at the launch price before those properties are offered to the market.

Tell us about your New Developments, and where are these situated?
[NB] Selling off plan at the moment we have, San Martinho Beach Club situated 180kms North of Maputo on the Bilene Lagoon, in Mozambique (Bilene has its own light aircraft airport). Tell us more about your Rental Pool.
The Beekman Managed Portfolio Rental Pool is a professionally run, in-house operation that is linked to all our resorts and new developments, thereby generating hassle free income for the investor. On buying either Fractional or Full Ownership, the investor may join the Rental Pool. The advantage of this innovative system is that the Owner determines which weeks he uses and what portion of his entitlement is put into the Rental Pool. In this way the Investor can decide which time is most beneficial to take out of the Rental Pool, allowing our professionals to deal with the administration – leaving our investors free to both enjoy the use of their investment but also allowing their investment to work for them.
Do you view fractional as the evolution of timeshare – or a high end timeshare product?
Very good question! There is no doubt that timeshare revolutionised the vacation market and although it still has a very important part to play, I see Fractional Ownership as the vehicle which new age investors are using to enter, increase and manage their property portfolios in this very lucrative market. It is an excellent way for the first time buyer to kick start his future lifetime investments and for the seasoned investor to easily add to and increase his portfolio.
What would you say is the single most important offering for success with any vacation ownership product?
The best products would have to offer the best lifestyle benefits and return on investment. With investors looking at increasing their property portfolios and thereby accumulating wealth, I would say that they should always look carefully at what the Developers offer - eg. I have now invested my nest egg in this property, can the Developer assist me in managing and making this investment work for me? - the answer to this question should always be a resounding YES!!
What major changes do you for see for the shared vacation ownership industry over the next 12 months?
Well, it is very evident that the market is already on the upturn, together with this and the positive growth South Africa is going to experience with the World Cup Soccer in 2010, the fiscal burden will lift sufficiently for investors to start looking at where to invest their surplus funds and there is no doubt that property has always been one of the best performers over the medium to long term - and that you will never change. With the envisaged overseas influx of investors this is, without a doubt, going to push property prices up and this event is ideal to showcase the South African market to Investors worldwide.

Get a holiday home through shared ownershipIt is that time of year again and everyone is thinking about taking holidays and debating where they will go with their loved ones and families. The problem is that most people will end up going to the exact same destination they have been for years.
People go about financing their holidays in different ways; some diligently save up each month throughout the year while others take a different approach. Some that don’t have family commitments just splurge their whole Christmas bonus on their annual holiday. Their rationale is that they want to spend the money before they have heavy family commitments or become too mature to do this.
The problem with this is that when January comes around they regret doing that as every day of January feels a year long; the good times are over and they are broke.
Interestingly, there are hotels in Mombasa that allow guests the chance to deposit a small amount, only Sh2,000 every month, so that come December, they have built up a nice reserve.
There is another way though to go about this; fractional ownership of a property can put your own holiday home within your grasp. Think about it for a minute; you can have a luxury villa on the beach front on the African Coast or a lovely Masai Mara holiday chalet. You can go scuba diving, go on game drives, and have seven course meals with massages and yoga. There is a long list of luxuries available to you.
Owning a vacation home is a dream of most people, but the lack of capital or limited finances puts a stop to this idea. Then too, how logical would it be to own a home that you only use for a small portion of the time and it stands empty the rest of the year.
Fractional ownership has created a trend in the West that allows far more people to afford the costs of a holiday home than before. So what exactly is fractional ownership and how does it work? It means you become the deeded owner of a specific asset. This can include homes, yachts and aircraft. Through fractional ownership you as an individual are granted an ownership share of the specified asset, which comes to a certain percentage. This means you are buying only a partial interest in the asset.
As a fractional owner you thus have the right to make use of the asset for a number of hours each year that has been predetermined. You also can make use of these hours on demand. The initial owner [fractional provider] manages the property. This means he/she provides services and maintenance regarding the property. This can include drivers, gardeners, yoga trainers, chefs or any other service personnel needed to run the fractional property.
The way this works is that the fractional owner that has the most shares [percentage] ownership of the house will get the most access [hours] to the house. The interesting thing is that you can still get all the benefits that comes with staying in a luxury villa or home for up to one week every year if your ownership is as little as two percent.
There are several advantages to the fractional ownership concept. You can give a loved one or a family member a holiday as a gift, by nominating them to take the time that is allocated to you for a year. The other advantage is that the capital contribution that you have in the percentage that you own continues to be an asset for you and can be transferred and sold to third parties like any other asset.
The initial owner [fractional provider] will form a company. This company usually becomes the owner of said property and then shares are offered to the would-be fractional owners. The fractional owners, who now own the property jointly on a pro rata basis, are then liable to pay the managing company their pro rata shareholding as well as a nominal service fee.
